When prospective buyers come to visit their first impression starts at the street. Then the front door become very important because while they are waiting to come inside they are looking over the front door area. These buyers are not looking for how nice your home is. They are actually looking to disqualify your home from their list. Bad overcomes the good. Dead plants, dirty anything, pealing paint, etc. will do it.
My best example is an auto dealership. The cars sparkle, smell nice, get people excited to buy. People buy on emotion of feeling good. Your home needs to have a good warm feeling when you see it, touch it and leave it. If you been thinking about painting the front door, now is your excuse to do it. You may not get the chance to enjoy it, but it will help sell your home.
Risk Management is taking the necessary steps to reduce after sale liabilities. After the sale closes, some buyers may become unhappy with their purchase. This is not uncommon, changing is difficult for some people. Buyers tend to look for someone to blame, specifically the seller. These problems can be costly. Since homeowners have very little experience in this area, Tom recommends hiring a Realtor® who understands the necessary paperwork to help protect all parties involved. There are no guarantees, but we do our best.
